A building audit is defined as a systematic approach to a problem solving and decision making. It is required and in fact, a need when the building and operation are to be assessed for the condition to confirm the safety of intended used of the particular building. It also provides a platform for the estimation of the Budgetary Maintenance Cost and towards developing a rational Maintenance Management Strategic. With the promulgation of Street, Drainage & Building Act 1974, Act133, Section 85A by Local Authority, the high rise condominium building is mandatory to meet the requirement governing periodic building inspection of existing building at frequency of not more than every 10 years. In general, the Building Audit Consultancy Service consists of one or both of the following stages:
Basic Level: To conduct a Visual Inspection on the building structure to fulfil the compliance of customer’s needs. This visual inspection is the basic step to obtain the essential information of visible distresses, deformation and probable materials deterioration of a structure elements. The purpose of the inspection is to assess the current condition of the facilities, and give our professional judgement on the building services are performing to its intended function at the time of the inspection on the systems that we visited during the site survey period. The findings of the assessment will be able to give an overall status or condition in respect to the integrity, stability, reliability and safety of the building structure.
Advanced Level: An experience Professional Engineer may recommend to carry out a detailed structural investigation if it so warrants. The investigation may involve tests on the materials used and structural elements of the building structure, structural design calculation, carry out load test on parts of the building, and recommending appropriate safety precautionary and remedial measures to restore the structural stability and integrity of the building structure.
Deliverable Format:
Concrete is a non-homogeneous materials. The volumetric of matrix changing throughout the entire cementitious hydration process. The strength development of concrete is governed by ambient environment, quality of raw materials, method & sequence of production and human factor. As concrete is non-ductile materials, it is vulnerable to aggressive environment and stress induced through restraint and imposed load applied on the structure. As a result, the materials used is likely to deteriorate over the time, to crack & spall as the volumetric increased due to corrosion of reinforcement in the concrete structure. The crack lines are also likely to appear on the large surface of concrete structure elements due to excessive loss in moisture and potentially restraint may occur due to insufficient room to release the stress induced in the core of concrete. Good concrete may not able to produce high quality structure, if the proper compaction process does not employ and in place. Assessment on the quality of concrete used in the foundation and superstructure is essentially needed to be carried out to ensure the integrity, stability, safety and reliability of the building structure.
High specification concrete has been widely used in the construction industry to meet the need of casting of concrete particularly for the special structure application in a high rise building. It has been designed to improve construction quality & performance, reduce construction time and cost effective by providing sustainable solution. GREENEXT PROFESSIONALS SDN BHD (GREENEX CONSULTANTS) has customised its services to provide Concrete Technology Consultancy to help the contractor to smoothen the daily construction work by achieving the concrete design, requirements and specifications especially for structure such as raft foundation, transfer beam, jumbo column and large expose surface of concrete slab structure. The non-compliance of concrete strength shall be in control and resolve it with appropriate solutions within a designed period. Our Concrete Technology Services provided could be value added to the construction projects. Through our experience, many construction problem encountered at site which delay the construction time and increasing the overall construction cost can be avoided, if the Concrete Technology Specialist’s advice has been take into account at the tendering or design stage.
Green Building focuses on increasing the efficiency of resources used such as energy, water and materials. While reducing the building impact on human health and the environment during its life cycle, it shall be designed and operated to reduce the overall impact of the built environment on its surroundings.
Stage 1: Application & Registration
Complete and submit the Green Building Index (GBI) Application Form with the application contact details, project information and supporting documents to GreenBuildingIndex Sdn Bhd.
Stage 2: Design Assessment
Submit the project to GBI for Design Assessment after completion of all the key criteria of design are finalised. Preferably before the commencement of the construction work. The GBI Certifier will upon completion, table the assessment report to the GBIAP to register and award the certification.
